I stayed here for a month. Managers extremely communicative: timely, clear, & accurate info. Everything straightforward. Building & room exactly as described: new, well-maintained, clean, well-organised, with all facilities & no unexpected quirkiness. Building was extremely quiet. My room was slightly larger than most JP rooms I’ve stayed in: usual pattern of bathroom/laundry, bedroom, kitchen area—all you need to cook simple meals, but not much room for food preparation. I had a balcony I could sit on with view to Tōkyō Skytree. Building is well located, in a quiet area more or less in centre of triangle of 3 stations: Otsuka, Sugamo & Shin-Otsuka. Direct & quick train (Yamanote, Mita, Marunouchi) & bus connections to all main areas in central Tokyo. Easy to get to & from airports. Otsuka & Sugamo are smaller, older & less frenetic than Ikebukoro, Shinjuku &c: fewer tourists, more Shōwa era shops, cafes, resturaunts. Rikugien gardens very close by. All in all, excellent. Recommended.
